Land behaves differently again: fewer comparable sales, wider pricing ranges, and value driven by access, utilities, and distance from city limits.

Median sale price
The middle of what actually sold — not what was asked. It moves by price band and neighborhood, so the metro number is a starting point, not your number.
Months of inventory
How long it would take to sell everything listed at the current pace. Lower means sellers hold leverage; higher means buyers can negotiate more.
Median days on market
How quickly homes go under contract. A rising figure usually shows up first in overpriced listings, not in well-priced ones.
Price reductions
The share of listings cutting price is often the earliest honest signal that asking prices have drifted ahead of buyers.
If you're buying
Watch inventory and days on market in your price band rather than the metro average. A slower segment gives you room to negotiate on repairs, closing costs, and timing — even when headline prices look firm.
