Residential home
- Conventional, FHA, or VA financing with familiar down payments
- Utilities, water, and sewer or septic already connected
- Inspection focuses on roof, foundation, HVAC, and systems
- Appraisal based on nearby comparable sales
- Commonly 30–45 days from contract to closing
Land & acreage
- Land loans with different terms and larger down payments
- Utility access, well, and septic viability may need to be established
- Due diligence covers soil, perc testing, access, and easements
- Fewer comparable sales, so value takes more work to pin down
- Timeline depends on testing, surveys, and county requirements
